MAINTENANCE PAYMENTS

The Annual Assessment of the LABR HOA is a mandatory fee for all Parcel Owners, payable quarterly.  The annualized amount of this fee is set by the Board of Directors for the coming year at its late fall budget meeting.

 

The largest expense paid for by the Annual Assessment is landscaping services for the Common Area, which includes 14 lakes spread over 57 acres.  It also pays for:

 

Maintenance of the Community Center complex

Various types of insurance

Utilities

Janitorial service

Professional services – legal, financial, tax etc.

Management services provided by G.R.S. Management Associates

Annual Assessment Payments

 

Statements are mailed to all Owners two weeks prior to the beginning of each new quarter.

In addition to the Annual Assessment due on the first day of each quarter, each quarterly statement also includes any past due amounts for Annual, Special or Individual Assessments, fines and any other unpaid charges.

To be certain your account is credited properly, make sure your Lakes address is enclosed, regardless of whether you actually live in the Lakes or have a non-Lakes mailing address.

 

Please do not mail your quarterly Assessment payment to our on-site HOA office, drop it in the parking lot mailbox, or send it to GRS in Lake Worth.  Any such payments will be returned to you for re-mailing to CNL Bank, which delay could result in a fine for paying late.

 

The quarterly LABR Annual Assessment for 2012 is $474.00.  This is a $24 increase from 2011, $8 of which reflects a contractual increase in our 10-year bulk cable TV contract with Comcast. The

remaining $16 a quarter increase for 2012 is the first increase in maintenance assessment in the last three years.

Late Payments

 

Annual Assessment payments are due on the first day of January, April, July and October.  Payments received after the 30th day of those months will result in a $25 late fee and a 1.5% per month interest charge from the due date.  Seriously delinquent accounts are subject to legal action by the Association, which includes the right to place a lien and foreclose on the delinquent Owner’s property.

Bulk cable TV service is provided by Comcast for all homes under a 10-year contract that began on June 1, 2009.
