The ACC approves all external changes that Owners seek to make on their Parcels before work can begin. Its decisions are based on the Association’s Governing Documents, and also take into account the harmony of design and location in relation to surrounding structures and topography.
Functions:
• The ACC reviews all written applications from Owners seeking approval for external changes to their Parcels.
• For some types of proposed changes, one or more ACC members may inspect a Parcel with regard to color, location etc. prior to a committee decision.
• The ACC meets on the second Wednesday of every month at 6:30 in the HOA Office conference room. Completed applications must be submitted to the HOA Office by noon on the prior Friday in order to be considered at that month’s meeting.

COMPLIANCE COMMITTEE (CC)
Mission:
The CC upholds the rules and regulations of the HOA, as set forth in the Association’s Governing Documents. The committee is guided by two violations schedules, approved and published by the Board of Directors -- click on Basic Information, then click on Violations Fine Schedule.
Functions:
• Both state HOA law and the Governing Documents empower the CC to impose fines and/or the suspension of privileges when Owners fail to remedy cited property violations within a reasonable period of time.
• The Transient Violations Schedule is comprised of violations that are usually short in duration but may be repeated over and over again, such as failure to remove trash cans from curbside on a timely basis.
• The Ongoing Violations Schedule consists of violations that last until they are remedied, such as a dirty roof.
• Owners will receive at least 14 days notice prior to any hearing at which a fine and/or suspension of privileges against them is being considered. Owners have an opportunity to present their case before the committee at the monthly CC meeting.
• Both state HOA law and the Governing Documents empower the CC to impose fines and/or suspend privileges when Owners fail to remedy cited violations within a reasonable period of time.
• The CC will review all prior correspondence and inspection reports, and may also visit the subject property. A fine and/or suspension can only be imposed if the majority of the CC members at the monthly meeting votes to do so. In addition to fines, the CC may vote to revoke Owner’s Common Area privileges for up to 60 days.
• The decisions of the CC with respect to the penalties it imposes are final.
• The CC normally meets on the fourth Thursday of every month in the HOA Office conference room.

FINANCIAL OVERSIGHT COMMITTEE (FOC)
Mission:
To advise the Treasurer in the performance of the Treasurer’s responsibilities as custodian of Association funds and financial records, and to ensure that Association financial records are being properly and accurately maintained in a timely manner in conformity with accepted accounting practices.
Functions:
The FOC may, at the request of the Treasurer, assist with various functions, which may include but are not limited to:
Review of revenue and expense documents, balance sheets, cash flow & variance reports, check registers, audits and other financial records.
Preparation of the proposed annual budget.
Timely preparation of the annual CPA audit as mandated by the Governing Documents.
Preparation of the annual financial report as required by Florida statutes.
Making sure that Association financial records are maintained in accordance with Association policies and procedures.
