Lakes at Boca Raton Estoppel Procedures
Property sales in any of the 10 subdivisions of Lakes at Boca Raton require an estoppel letter from G.R.S. Management Associates, Inc. on behalf of the Lakes at Boca Raton HOA. The subdivisions are Amber Bay, Cape Sable, Cypress Bend, Harbour Lakes, Harbour Landing, Lacrosse (a.k.a. Sandcastle Cove), Pelican Cay, Port Cayman, Symphony and Woodstream.
Prior to sending out an estoppel letter, G.R.S. requires the submission of a completed Estoppel Request form and a completed New Homeowner Information form. There is no fee or approval associated with the New Homeowner Information form, which can be downloaded on this website after clicking on the Forms tab on the main menu.
The processing fees for estoppel services for a pending sale are:
Standard Package = 10 business days: $200 plus shipping
Rush Package = 3 business days: $250 plus shipping
Overnight Package = 1 business day: $300 plus shipping
Standard Shipping: $9.95
Overnight Shipping: $41.95
The processing fees for estoppel services for refinancing are:
Standard Package = 10 business days: $150
Rush Package - 3 business days: $200
Overnight Package = 1 business day: $225
The estoppel fee payable to G.R.S. can be paid by business check from a title company or closing agent, or otherwise by money order, and must accompany the estoppel request form. Personal checks are NOT acceptable.
Please note that faxes are not acceptable for estoppel requests and will be discarded without notice. Any request sent with the incorrect fee or insufficient information will be returned.
