Pelican Cay

Pelican Cay is the only single family home subdivision in The Lakes that has its own sub-association. Like Woodstream and Symphony, the Pelican Cay Homeowners Association, Inc. (PCHOA) owns the streets within Pelican Cay and is therefore responsible for re-paving them.  It also provides other services which are itemized below.

As of February, 2010, Pelican Cay’s monthly Board meeting is held in the Lakes at Boca Raton HOA (LABRHOA) clubhouse on the fourth Monday of every month at 7:00 pm. The Annual Meeting is held every September, at which elections are held for all Director positions. Those elected serve until the next Annual Meeting.

Assessments
 
In addition to paying the LABRHOA assessment of $436 per quarter for 2010, Parcel Owners in Pelican Cay pay a quarterly assessment to the PCHOA of $75. This fee funds the reserve for road resurfacing and pays for annual holiday lighting, accounting services, legal fees and other professional services.  It has also covered the expense of occasional enhancements in Pelican Cay such as the planting of 30 queen palms, monument renovation, new mailboxes, new street signs and the installation of a fountain at the community’s entrance.
 
Maintenance assessment statements are mailed to each homeowner quarterly as of the third quarter of 2010.
 
Governing Documents
 
Pelican Cay's Governing Documents can be found elsewhere on this website by clicking on the Documents link in the main menu.  When you open that link, you will see the complete and original Declaration of Covenents, the Articles of Incorporation, and the Bylaws.  These documents have never been amended since they were first issued in 1993 by the builder of Pelican Cay.
 
Architectural Control
 
Exterior modifications to your property must be approved by both the Pelican Cay Architectural Control Committee and the Lakes at Boca Raton Architectural Control Committee.  The application forms for each can be found elsewhere on this website by clicking on the Forms link.
 
Rules & Regulations

Owners in Pelican Cay are subject to the Governing Documents of the LABRHOA, which can be accessed on this website by clicking on the Documents tab.

Additionally, they are also subject to a handful of provisions in the Declaration of Covenants and Restrictions of the PCHOA which are more restrictive than the LABR Governing Documents, as follows:

6.3. No trade, business, profession, or commercial activity or any other nonresidential use may be conducted on or within any Lot.

6.8. No overnight parking is permitted other than on driveways and in garages. No truck, recreational vehicle, camper, trailer, motorcycle, motorbike, moped, all- terrain vehicle and no vehicle with commercial lettering, signs or commercial equipment shall be parked overnight other than in a garage.

6.9. There is a two-pet limit per dwelling with respect to dogs and cats. Pit bull terriers are not allowed in Pelican Cay. The PCHOA has the right to demand the immediate and permanent removal of any pet from Pelican Cay for violations of the entirety Clause 6.9.

6.18. Window treatments must be blinds or other tasteful window covering.

6.21. No wells shall be drilled on any Lot for irrigation or any other purpose.

Enforcement

All violations of both the LABRHOA and the PCHOA Governing Documents are managed by the LABRHOA's Compliance Committee.  For more informaton, click on the Basic Information link and then click on the Violations Fine Schedule.  Violations can be reported to the LABR Property Manager, Martha Basal, at 477-3199.
